Your closing, explained.
Most people buy or sell a handful of homes in a lifetime. We do this every day, and we’ll make sure you always know where things stand.
What title insurance actually does.
When a property changes hands, its history comes with it. An old lien, a boundary dispute, an heir nobody knew about, a forged signature two owners back. Any of these can surface years after you've moved in, and any of them can cost you the home or the money you put into it.
A title search looks for those problems before closing so they can be resolved. Title insurance covers you if something was missed. You pay once, at closing, and the coverage lasts as long as you own the property.
What to expect.
We open your file the day the contract arrives. You'll hear from us within hours, with what happens next.
We search the title and an attorney reviews it. If something needs clearing, we handle it and tell you what it means in plain language.
We keep you current. You'll know when title is cleared, when your lender is ready, and when closing is scheduled without having to ask.
We schedule around you. In our office, at your agent's, or remotely if you're out of state.
We close and disburse the same day. Funds sent, documents recorded, keys handed over.
Before closing. We order your payoffs early and review them for errors, so there are no surprises the week of closing.
Closing day. You'll see your net proceeds in writing before you sign.
Your funds. Your receiving account is verified through our secure portal before any proceeds are sent.

Before closing. You'll review the title commitment, the survey, and your lender's figures with time to ask questions.
Closing day. We'll tell you exactly what to bring and what your final number is.
Your funds. Wire instructions are delivered only through our secure portal, never by email. If you receive wiring instructions from us any other way, call before you send anything.
Protecting your funds.
Wire fraud is the single largest financial risk in a residential closing. Criminals monitor email during transactions and send convincing instructions that look like they came from your agent or from us.
We will never send you wire instructions by email. Everything moves through our secure portal, where accounts are verified before any funds are sent. If you receive wiring instructions from us any other way, call us before you send anything. That one call is the whole defense.
